Private luxury sports community planned for north Tattnall County by MELINDA HULING Rumors have been floating about the county for a while but it is now official, Victory Lane, broke ground last month. Located outside of Cobbtown on 3,078 acres known around Tattnall County as the old “Webb brothers” property, a group of investors purchased the land on November 30, 2006, for over $6 million and plan to develop the area around a motor sports complex. “We expect the project to take approximately 12 months, even though some areas, such as the golf course may take longer,” said Andrew Coggins, President. “The Victory Lane concept is the first endeavor for Patrick Costello, founder of the project but all involved have years of experience.” The high-end gated Victory Lane community will have 120 home sites ranging from three acres to 30 acres. “The cost of the sites will be from $675,000 to $3 million,” said Coggins. Plans include a 4.5-mile road course, which will be designed by track engineer Bob Barnard. “Barnard will be moving up from Florida and living on-site to oversee the construction and operation of the track,” said Coggins. “We want the true motor enthusiast and their family to have the opportunity to enjoy racing on the private course.” Plans also include a Phil Hill Motor Sports Complex, 18-hole golf course, and a lakeside clubhouse with a bar and dining room, spa and fitness center, along with equestrian facilities. Tennis courts, pools and basketball courts will also be available. A private airport is also in the works for the community, which will have a 10-foot high fence around the entire 3,000 acres and state-of-the-art security. “We have a very strong sense of protecting the environment. In design of the golf course and race track, we will be encompassing the natural design to maintain the integrity of the land and leave as little imprint on the land as possible,” said Coggins. “We hope to be zero consumption meaning that we will use solar and hydro power along with alternative type fuel to power and maintain our service vehicles,” he said. “Green design and construction standards to reduce pollution will be used throughout the development. We are dedicating 1600 acres as a nature reserve where sports enthusiasts will be able to hunt and fish.” He is proud of the fact that the nature reserve will be there for future generations. “We came to Tattnall County because first and foremost, it is such a beautiful area,” said Coggins. “It also is difficult to find this amount of land and the pre-existing lake and landscape met our needs and is just gorgeous. This is the first development of its kind and a patent-pending idea. I fell in love with it. We feel very fortunate to be in a county where we can work together.” According to Coggins, they want to use local workers in the maintenance and construction of the site. “The people in Tattnall County have been very warm and supporting,” he added. “Victory Lane wants to be active and involved with the community.” If the project, as it is planned, is completed, it would be a major economic boost to Tattnall County.
